History
The property was purchased in 2007, after which a major renovation project was undertaken over the course of one year with the assistance of an architect and skilled tradespeople.
The B&B opened in 2008. In 2011, a second phase of renovation was completed, including the creation of a self-contained apartment and a covered terrace. Initially, this apartment was used as a rental gîte, featuring its own facilities, private entrance, and two bedrooms. It later became the owners’ private living area. The swimming pool and adjoining terrace were added in 2021 during the COVID period.
During the early years, the B&B operated year-round and welcomed guests of many different nationalities. Continuous investments and improvements have been made throughout the years.
Present
In recent years, the B&B has been open from May through the end of September and is primarily focused on adults-only guests and longer stays. Thanks to years of development and optimization, an excellent balance between work and private life has been achieved.
The business generates an excellent return per room night sold, particularly within the higher-end market segment. The average annual turnover achieved in the last three years has exceeded €100.000 (for the period from May through September).
The B&B is available for takeover as from November.
The asking price has been determined based on the appraised value of the real estate, plus an additional amount for inventory and goodwill. The B&B is being offered for sale due to health reasons.
Future Potential
The B&B can be operated in whatever way best suits your vision. There is ample opportunity to pursue another business activity, either full-time or part-time alongside the B&B. A separate office space with its own entrance is available, making it ideal for remote work or use as a professional practice.
